A clearer way to buy a modular home
From choosing the right home to understanding your site, approvals, delivery and installation pathway,
A simpler way forward
Buying a modular home should feel clear and manageable. Our process is designed to guide you from your first enquiry through home selection, site review, proposal, delivery and completion, with local support at each stage.
-
Start by exploring our homes online, contacting our team or visiting the Perth Experience Centre.
We’ll ask a few simple questions about:
what you want to use the home for;
whether you already have land;
your preferred home size;
your timeframe; and
whether you are looking for supply and delivery or installation support.
The goal at this stage is simply to understand your project and point you towards the right next step.
-
Our team will talk through your property, intended use, household or accommodation needs, budget and preferred project pathway.
We’ll also explain the difference between:
Supply and delivery
Avella Homes supplies the home and provides delivery and lifting where included or agreed.Installation support
Avella Homes supplies the home and works with registered building partners to support installation, subject to the site, approvals and agreed scope. -
Explore our standard one, two and three-bedroom modular home designs and identify the model that best suits your project.
You can review:
floor plans;
room sizes;
finishes;
standard inclusions;
available upgrades; and
indicative pricing.
Where possible, we encourage customers to visit the Experience Centre and walk through the homes before making a final selection.
-
Before we prepare your formal proposal, we review your property and project requirements in more detail. This helps identify important site, access, delivery, servicing, installation and approval considerations before you make a major commitment.
Free Preliminary Desktop Review
For suitable customers, we begin with a preliminary review using the information you provide together with relevant publicly available property, planning and hazard information.
The purpose is to identify obvious issues relating to:
property configuration;
planning;
access;
delivery;
services;
wastewater;
bushfire, flood or wind exposure; and
the proposed location of the home.
The desktop review does not guarantee approval or final site suitability. It is an early screening process designed to identify obvious concerns before progressing further.
Onsite Review
Where the project is suitable to progress, a paid onsite review can be completed.
The standard residential onsite review includes a more detailed look at the nominated home location, access, delivery route, preliminary crane positioning, installation conditions, services and other visible site considerations.
The current standard residential fee is $1,500 including GST, plus applicable travel charges. Where an eligible home purchase or approved building agreement proceeds within 365 days, a credit of up to $1,500 may be applied against the eligible purchase.
Specialist Reports
Every property will require a geotechnical soil report, wind classification report and energy-efficiency assessment to support the site-specific engineering, foundation design and approval pathway.
These reports are additional project costs and are not included in the standard home price or onsite review fee unless specifically stated otherwise.
Depending on the property and location, further specialist reports may also be required. These could include a BAL assessment, feature or contour survey, boundary survey, wastewater assessment, planning advice or other investigations identified during the site review process.
Where additional reports are required, we will explain why they are needed and provide the relevant cost for approval before they are arranged.
-
Once the home, site requirements and project scope are understood, we prepare the relevant proposal and contracts for your chosen pathway.
Supply and delivery
If you are purchasing the home on a supply-and-delivery basis, Avella Homes will issue one contract covering our agreed scope.
This may include the home, selected finishes and options, delivery, lifting and any other items specifically included in the proposal.
Any installation, approvals, site works, foundations, services or other works outside our agreed scope remain the customer’s responsibility unless separately arranged.
Supply and installation with registered building partner
If you choose installation support, the project will generally involve two separate contracts.
Avella Homes contract
This covers our agreed scope, which may include the home, selected options, delivery, lifting and other items included in our proposal.Registered building partner contract
The registered builder will issue a separate contract for the building and installation works they are responsible for.
The exact scope of each contract will be clearly identified before you proceed, so you understand who is responsible for each part of the project.
Once the relevant contracts are accepted and deposits are paid, the project can move into ordering, manufacture and preparation for delivery.
-
Once the contracts are signed and deposits are paid, the project moves into ordering, manufacture, site preparation, delivery and completion.
Order and Manufacture
Your selected home, finishes and approved options are confirmed before the factory order is released.
During manufacture, Avella Homes uses a controlled quality process with independent inspections at key stages, including the frame stage, concealed electrical and services stage, and final pre-shipment inspection.
Site Preparation
While the home is being manufactured, the required site works can progress in line with the agreed project scope.
Depending on the project, this may include foundations, service preparation, access works, clearing, earthworks or other works identified during the site review and specialist assessment stage.'
Delivery and Lifting
Once the home is ready and the site is prepared, Avella Homes coordinates delivery and lifting in accordance with the agreed scope.
Final delivery arrangements remain subject to access, site conditions, transport requirements and safe lifting conditions.
Installation and Completion
For supply-and-delivery projects, Avella Homes completes its agreed supply, delivery and lifting scope, with the customer responsible for arranging installation and other works outside our contract.
For supply-and-installation projects, the registered builder completes the installation and building works covered under their separate contract.
The project can then progress through the remaining inspections, approvals, service connections and handover requirements before the home is ready for occupation.
Common questions
Why can’t you give me a final project price straight away?
Every property is different.
The final cost of a modular home project can be affected by:
Site conditions: Slope, soil, clearing, retaining and foundations.
Access: Roads, gates, turning areas, delivery vehicles and crane requirements.
Approvals: Planning, building certification and site-specific requirements.
Services: Power, water, sewer, septic and communications.
Location: Regional transport, travel and logistics.
That is why Avella Homes aims to understand the project before presenting a formal complete price.
Do these houses meet Class 1a?
Avella Homes focuses on modular houses intended to support a Class 1a permanent residential approval pathway*.
All Avella Homes are designed to meet the National Construction Code (NCC) and relevant Australian Standards.
Final approval remains site-specific and may depend on the selected home, property, proposed use, engineering, installation, energy efficiency, foundations, services and relevant local government requirements.
*Conditions apply for approval, including site conditions, certification, installation and local government approvals.
