Avella Homes offers two purchasing pathways:

Supply Only: Purchase your modular home directly from Avella Homes, with installation arranged independently.

Supply + Install: Purchase your home from Avella Homes and arrange installation through one of our registered building partners.

Under the Supply + Install pathway, you'll enter into two separate contracts at the same time: one with Avella Homes for the supply of your home and another with the registered building partner for installation.

Delivery arrangements, installation costs and inclusions will be clearly outlined in your quotation.

In almost all cases, installing a modular home will require relevant local government approvals.

1. About the Promotion

1.1 The Avella Homes Founding Customer Offer ("Offer") is a limited pre-opening promotion provided by Avella Homes ("Avella") ahead of the anticipated opening of its Perth Experience Centre in February 2027.

1.2 The Offer provides eligible customers with the opportunity to reserve one of 10 Founding Customer positions by making a fully refundable $500 reservation payment.

1.3 Eligible Founding Customers who subsequently complete a qualifying Avella Home purchase will receive a $1,000 IKEA Gift Card, subject to these Terms & Conditions.

1.4 Participation in the Offer does not require the customer to enter into a home purchase or installation contract.

2. Promotion Period and Availability

2.1 The Offer commences on 1 November 2026 and closes at 11:59 pm AWST on 28 February 2027, unless all 10 Founding Customer positions are allocated earlier.

2.2 A maximum of 10 confirmed Founding Customer positions will be available, unless Avella decide to extend the offer.

2.3 Positions will be allocated in the order that eligible customers complete the required reservation process and their $500 payments are confirmed.

2.4 Submitting an expression of interest does not guarantee a Founding Customer position.

2.5 If a position becomes available following a cancellation, Avella may offer that position to the next eligible customer on its waiting list during the promotion period.

3. Eligibility

3.1 The Offer is available to customers aged 18 years or older who intend to purchase an eligible Avella modular home.

3.2 The Offer is limited to one Founding Customer position and one promotional gift card per customer or household.

3.3 Both Supply Only and Supply + Install customers are eligible to participate.

3.4 Avella may undertake an initial customer qualification process before accepting a reservation, including discussing the customer's intended home use, location and purchasing requirements.

3.5 A reservation does not guarantee that an Avella Home will be suitable or approved for a particular property.

4. The $500 Reservation

4.1 A reservation payment of AUD $500 is required to confirm a Founding Customer position.

4.2 The reservation payment is fully refundable at the customer's request, for any reason, before the customer enters into a formal Avella Home Supply Agreement.

4.3 The reservation does not require the customer to purchase a home.

4.4 If the customer proceeds with a qualifying purchase, the $500 reservation payment will be credited towards the agreed home supply purchase price.

4.5 The reservation does not secure a particular home design, purchase price, manufacturing date or delivery date unless separately confirmed in writing.

4.6 The reservation is not a home supply agreement, building contract or installation agreement.

5. Reservation Refunds

5.1 Customers may cancel their reservation at any time before entering into a formal Avella Home Supply Agreement.

5.2 Upon cancellation, Avella will refund the full $500 reservation payment without deduction or cancellation fees.

5.3 Refund requests may be submitted in writing to jason@avellahomes.com.au.

5.4 Approved refunds will be initiated within five business days of receiving the customer's request and sufficient information to identify the original payment.

5.5 Refunds will ordinarily be made to the original payment method. Processing times may vary depending on the financial institution or payment provider.

5.6 Once the reservation payment has been credited towards an executed Home Supply Agreement, any subsequent cancellation and refund rights will be governed by that agreement and applicable law.

5.7 Nothing in these Terms & Conditions excludes or limits any rights or remedies available under Australian Consumer Law.

6. Founding Customer Benefits

6.1 Each confirmed Founding Customer will receive:

• Priority access to Avella's initial home supply opportunities, subject to manufacturing availability.

• Priority invitations to Experience Centre preview appointments.

• Access to the Founding Customer promotional gift card benefit upon completion of a qualifying home purchase.

6.2 Priority access does not guarantee a specific production allocation, delivery date or purchase price.

6.3 Experience Centre preview appointments are subject to the facility opening, appointment availability and operational requirements.

7. $1,000 IKEA Gift Card Offer

7.1 Each eligible Founding Customer who completes a qualifying Avella Home purchase will receive one IKEA Gift Card valued at AUD $1,000.

7.2 To qualify for the gift card, the customer must:

• Hold a confirmed Founding Customer reservation.

• Enter into a formal Home Supply Agreement with Avella Homes.

• Complete the purchase of an eligible Avella modular home.

• Pay the full amount owing under the Home Supply Agreement.

7.3 The gift card will be issued within 7 calendar days after the qualifying purchase has been completed and all amounts owed to Avella under the Home Supply Agreement have been paid.

7.4 For the purposes of this promotion, a completed purchase means that the home supply transaction has been fulfilled in accordance with the Home Supply Agreement, including delivery or an alternative completion milestone expressly agreed in writing.

7.5 The gift card will not be issued solely for making a $500 reservation or signing a Home Supply Agreement.

7.6 If the customer cancels their reservation or does not complete a qualifying home purchase, they will not be eligible to receive the promotional gift card.

7.7 The gift card cannot be exchanged for cash, credited against the home supply price or substituted for another promotional benefit at the customer's request.

7.8 The gift card is subject to IKEA Australia's applicable gift card terms, redemption conditions and expiry information.

7.9 This promotion is independently offered by Avella Homes and is not sponsored, administered or endorsed by IKEA.

8. Purchasing an Avella Home

8.1 Avella Homes supplies modular homes and offers customers two purchasing pathways.

Supply Only

The customer purchases their modular home directly from Avella Homes and independently arranges any required onsite building and installation works.

Supply + Install

The customer purchases their modular home from Avella Homes and separately contracts with a registered building partner for onsite building and installation works.

8.2 Under the Supply + Install pathway, customers enter into two separate contracts, generally signed at the same time:

• A Home Supply Agreement with Avella Homes.

• A Building or Installation Agreement with the registered building partner.

8.3 Each contract will identify the applicable parties, scope of work, pricing, payment terms and responsibilities.

8.4 Installation, site works, foundations, utility connections, specialist assessments and approvals are not included in the home supply price unless expressly stated in the customer's written quotation or agreement.

8.5 The Founding Customer promotion does not guarantee planning approval, building approval or the suitability of a particular property.

9. Home Designs, Prices and Availability

9.1 Home designs, specifications, finishes, inclusions and pricing may vary.

9.2 Any prices advertised or discussed before execution of a Home Supply Agreement are indicative unless expressly stated otherwise in a valid written quotation or agreement.

9.3 Final pricing will depend on the selected home, specifications, optional upgrades, delivery requirements and any other agreed inclusions.

9.4 Avella will provide relevant pricing and specifications for the customer's consideration before a formal purchase commitment is made.

9.5 Any material changes to specifications or agreed pricing after execution of a Home Supply Agreement will be managed in accordance with that agreement and applicable law.

10. Experience Centre Opening

10.1 Avella's Perth Experience Centre is anticipated to open in February 2027.

10.2 The opening date is an estimate and may change due to circumstances affecting construction, delivery, approvals or operational readiness.

10.3 Avella will communicate material changes to confirmed Founding Customers.

10.4 A delay to the Experience Centre opening does not affect the customer's right to request a full refund of their reservation payment before entering into a Home Supply Agreement.

11. Changes to the Promotion

11.1 Avella may make reasonable administrative changes to the promotion where necessary.

11.2 Any change will not retrospectively remove a confirmed customer's right to a refund or a promotional benefit already earned under these Terms & Conditions.

11.3 Any material changes affecting confirmed reservations will be communicated directly to the affected customers.

11.4 Avella may withdraw the Offer for new reservations where necessary, without affecting the existing rights of confirmed customers.

12. Privacy and Customer Information

12.1 Avella will collect personal information provided during registration and reservation for the purposes of administering the promotion, contacting customers and managing enquiries and purchases.

12.2 Personal information will be handled in accordance with Avella's Privacy Policy and applicable privacy laws.

12.3 Customers may choose whether to receive additional promotional communications from Avella.

12.4 Participation in the Founding Customer Offer does not require consent to receive unrelated marketing communications.

13. General Conditions

13.1 All amounts are expressed in Australian dollars and include GST where applicable.

13.2 Founding Customer positions are not transferable to another person without Avella's written consent.

13.3 These Terms & Conditions apply to the promotional reservation and do not replace the terms of any subsequently executed Home Supply Agreement or Building or Installation Agreement.

13.4 Nothing in these Terms & Conditions excludes, restricts or modifies any consumer guarantees, statutory rights or remedies that cannot lawfully be excluded under Australian Consumer Law.

13.5 These Terms & Conditions are governed by the laws of Western Australia, subject to any applicable Commonwealth legislation.
